Cracked or missing crown
The crown is the concrete slab on top that sheds water. When it cracks, water runs straight into the chimney. We patch or rebuild it.
Leaning or stepped-back chimney
A chimney that's pulling away from the house or shows a visible lean needs a rebuild, not a patch. We take it down to a sound course and rebuild it straight.
